KiwiRail manages one of New Zealand's largest and most diverse property portfolios, supporting our rail and ferry operations across Aotearoa.  As our Property Utility Contracts Specialist, you'll be responsible for administering a nationwide portfolio of property grants, ensuring agreements are negotiated, documented, maintained and monitored in line with KiwiRail's commercial and operational requirements. Working closely with internal teams, customers, councils, developers and other stakeholders, you'll contribute to revenue growth, cost recovery, compliance management and excellent customer outcomes.  This is a fantastic opportunity for a commercially minded property professional who enjoys stakeholder engagement, contract management, negotiation and identifying opportunities to improve business performance.

Ngā kawenga matua | Key responsibilities

  • Manage the administration of a diverse property grants portfolio
  • Process new grant applications and maintain accurate property records
  • Negotiate and prepare grant agreements
  • Monitor grant compliance and lease obligations
  • Manage invoicing, cost recovery and debt management activities
  • Track renewals and expiry dates to ensure timely action
  • Identify opportunities to improve customer experience and portfolio performance
  • Support revenue generation and cost recovery initiatives
  • Build strong relationships with customers, tenants, councils, developers and internal stakeholders
  • Maintain high standards of data integrity and document management
  • Work collaboratively across KiwiRail to balance commercial and operational outcomes
  • Champion KiwiRail's commitment to health, safety and wellbeing

  • Experience in property administration, contract management, account management, customer negotiations or a related field
  • Strong stakeholder engagement and relationship management skills
  • Commercial acumen and sound judgement
  • Understanding of land ownership, tenure systems and property agreements
  • Excellent communication and negotiation skills
  • Experience managing large databases and maintaining accurate records
  • Proficiency across Microsoft Office and business systems
  • Ability to work independently while managing competing priorities
  • A proactive, solutions-focused approach
  • Current New Zealand driver's licence
